Dallas requires annual registration of non-owner-occupied single-family rentals, including each duplex unit and individual condo units, under Dallas City Code Chapter 27.
In Dallas, the local rules that matter most to an investor are rental registration and inspections. For the Texas rules that apply statewide, see DSCR loans in Texas.
Do Dallas single-family rentals have to be registered?
Yes. Dallas requires annual registration of non-owner-occupied single-family rentals, defined to include single-family homes, each duplex unit and individual condo units, with an annual owner's self-inspection checklist.
- The city's FAQ lists the annual fee as $64, while its program page lists $53; confirm the current fee with the city.
- A $43 follow-up re-inspection fee applies when violations are found.
Exception: Exemptions include a recent homestead exemption, an unrented property, or occupancy by a relative. Check the FAQ for your situation.

How often does Dallas inspect rental properties?
Dallas inspects single-family rentals at least once every five years and not more than once a year, and inspects multi-tenant properties at least once every three years.
- Multi-tenant registration costs $13 per dwelling unit, effective October 1, 2025.
Exception: Multi-tenant registration is annual and due at least 30 days before the prior registration expires, or when you take ownership or control.
