1-4 family properties
Every rental on the block qualifies for a look.
Single family homes through quadplexes, plus condos, townhomes and short-term rentals.
Investment property only. These are business-purpose loans on rentals you don’t occupy. Short-term rentals and condos are reviewed property by property, so tell us how the property is used.
What the loan can do
Buy it, refinance it, pull cash out, build it or flip it.
Acquire
Buy a rental with financing sized to the property’s rent.
Refinance
Move off a short-term loan, a high rate or a balloon into long-term DSCR debt.
Cash out
Turn equity you’ve built into money for the next deal, a renovation or reserves.
New construction
Finance a new rental build, with a path to long-term DSCR once it’s leased.
Fix and flip
Fund the purchase and rehab, then sell it or refinance into a rental loan.
Portfolio specialists
One loan, ten properties. Or ten loans.
Investors with multiple rentals get structured the way they want: one blanket loan across the portfolio, or a separate loan on each property.
One blanket loan
Ten properties under one loan, one closing and one payment.
1 loan
Ten separate loans
Each property financed on its own, so you can sell or refinance one without touching the rest.

What moves your rate
Two numbers drive DSCR pricing the most.
Loan-to-value and FICO score have the biggest effect on your rate. The way the loan is structured also plays a part.
Loan-to-value
How much you borrow against the property’s value. A lower LTV generally prices better.
Credit score
The owners’ credit scores. A higher score generally prices better.
Structure counts too

Questions
Commercial DSCR questions, answered.
What is a commercial DSCR loan?
A business-purpose loan on a rental property you don’t live in, qualified mainly on the property’s rent. DSCR stands for debt service coverage ratio: the rent divided by the full payment of principal, interest, taxes, insurance and any HOA dues.
What properties qualify?
One- to four-family rentals: single family homes, duplexes, triplexes, quadplexes, condos, townhomes, and Airbnb or other short-term rentals. Condos and short-term rentals are reviewed property by property.
How fast can I close?
Typically 2 to 4 weeks. Timing depends on the appraisal, title work and how quickly requested items come back.
What sets my rate?
Mostly loan-to-value and FICO score. A lower LTV and a higher score generally price better. Loan term, interest-only payments, the prepayment penalty structure, recourse, property type and loan size also play a part.
What loan terms are available?
30-year amortization with loan terms of 5 to 30 years, plus interest-only, non-recourse and prepayment penalty options. Availability varies by lender, property and borrower.
Can I finance several properties at once?
Yes. Choose Portfolio as your project type. You can finance them together under one blanket loan or with a separate loan on each property.
Do I need tax returns or pay stubs?
Personal income documents and complicated underwriting are kept to a minimum, because the property’s rent does the qualifying. Lenders still review credit, the appraisal and the property.
Why do you ask for project type and loan need?
Project type tells the financing professional what kind of deal it is, such as a portfolio or a fix and flip. Loan need tells them what the money is for. Together they point to the right lenders faster.
Who will contact me, and are they a lender?
A debt placement professional, also called a commercial mortgage broker. They are an intermediary, not a direct lender. They source the loan from lenders that fit your deal, negotiate the terms, and are paid a performance-based fee for placing the financing. Nothing is due upfront.
Is DSCR Commercial Loan the lender?
No. DSCR Commercial Loan is an advertising publisher and referral service, not a mortgage broker or lender. We send your inquiry to one independent financing professional who sources DSCR lending options. The financing professional and lender handle any application, underwriting and credit decision.
Will my information go to a list of lenders?
Not from us. We send your inquiry to one financing professional. After they speak with you, they present your deal to the lenders that fit it so those lenders compete on terms.
Is this available in every state?
No. Services are not available for properties located in California, Arizona, Nevada, or any other state where licensing is required for residential 1-4 family investment advertising referrals.
Why aren’t properties in California, Arizona or Nevada eligible?
Those states treat loans on one- to four-unit homes as residential, even when the home is a rental, and they license more than the lender and the broker. Their rules can reach companies that advertise for or refer borrowers on those loans. DSCR Commercial Loan does not hold those licenses, so we don’t accept inquiries for properties in those states.
Can I use this for the home I live in?
No. Commercial DSCR loans are for investment properties rented to someone else.
How is DSCR Commercial Loan compensated?
We may receive advertising compensation if a referred financing transaction closes, so we have a financial interest in the referral. Ask the financing professional for all fees and loan terms in writing before you decide to proceed.
Can you guarantee financing or a rate?
No. Options depend on the property, transaction, location, borrower and lender. Sending an inquiry does not guarantee a referral, approval, rate or closing date.
