A Maine DSCR loan is business-purpose financing on a 1-4 family rental, secured by a mortgage. Maine foreclosure is generally a civil action, but a power of sale may be included in a mortgage granted by a corporation, partnership, LLC or trust under 33 M.R.S. 501-A.
Maine is a court-foreclosure state with one notable exception for entity borrowers, which matters if you hold rentals in an LLC. Its deposit return window depends on whether there's a written lease.
