A Missouri DSCR loan is business-purpose financing on a 1-4 family rental, secured by a mortgage or a deed of trust. Missouri's 2% prepayment cap in RSMo 408.036 states that business and corporate loans are not subject to it.
Missouri gives lenders both foreclosure paths and leaves prepayment terms on business loans to the contract. For an investor, the deposit cap and the 30-day clock are the state rules most likely to show up in your monthly numbers.

Does Missouri limit prepayment penalties on rental property loans?
RSMo 408.036 caps prepayment penalties at 2% of the balance on notes secured by residential real estate and bars them on a full payoff more than five years after origination, but states that business and corporate loans are not subject to the section.
- If the loan is a business or corporate loan, then RSMo 408.036 does not apply and prepayment terms come from the contract.
- If the note is secured by residential real estate and is not a business or corporate loan, then the 2% cap and five-year rule apply.
Exception: Prepayment structures on business-purpose loans vary by lender; get the schedule in writing.
