Can you get a DSCR loan on a condo?

Condos can qualify, but the building is underwritten along with the unit. Fannie Mae's Selling Guide B4-2.1-03 lists condo projects it treats as ineligible, such as hotel-operated buildings, and DSCR lenders apply their own project rules.

Buying a condo as a rental means buying into a building you don't control: an association budget, other owners' leasing habits, and a roof over every unit, including yours.

Lenders underwrite all of that along with your unit. A great unit in the wrong building can stop a loan, and the reasons usually sit in documents most buyers never ask to see.

  • Fannie Mae Selling Guide B4-2.1-03 (08/05/2026) makes projects managed and operated as a hotel or motel ineligible, even when the units are individually owned.
  • B4-2.1-03 makes a project ineligible when more than 35% of its space is used for nonresidential or commercial purposes.
  • In a condo project of 21 or more units, B4-2.1-03 limits a single entity to 20% of the units.
  • B4-2.1-03 makes projects ineligible when the association is a party to pending litigation involving safety, structural soundness, habitability or functional use.
  • B4-2.1-03 makes projects in need of critical repairs ineligible, including unfunded repairs over $10,000 per unit that should be undertaken within 12 months.

What makes a condo project ineligible for a conventional loan?

Fannie Mae Selling Guide B4-2.1-03 lists ineligible project types, including projects operated as a hotel or motel, projects with more than 35% nonresidential space, and projects whose association is in litigation involving safety, structural soundness, habitability or functional use.

Project characteristicB4-2.1-03 rule
Hotel or motel operationIneligible, even when units are individually owned
Commercial or nonresidential spaceIneligible above 35% of total space
Single-entity ownership, 21 or more unitsIneligible above 20% of units
Association income from non-incidental businessIneligible above 10% of budgeted income
Pending litigationIneligible when it involves safety, structural soundness, habitability or functional use
Critical repairsIneligible, including unfunded repairs over $10,000 per unit that should be undertaken within 12 months
Timeshare, fractional or segmented ownershipIneligible

Exception: Several rules carry their own exceptions, such as minor litigation and a waiver for some single-entity purchases, so a project that looks ineligible on one line may still qualify.

Read the table as a list of the building's problems that become your problems. An association in a structural lawsuit or sitting on $10,000-per-unit repairs it hasn't funded is a special assessment waiting for a mailing address, and that's true whether or not your lender cares.

What does non-warrantable mean for a condo?

"Non-warrantable" is a lender term, not a Selling Guide term, commonly used for a condo project that does not meet agency project standards, such as the ineligible types Fannie Mae lists in Selling Guide B4-2.1-03.

  • If a project falls into a B4-2.1-03 category without an exception, then a loan secured by a unit in it is not eligible for sale to Fannie Mae.
  • B4-2.1-03 governs loans sold to Fannie Mae; a lender that keeps the loan or sells it elsewhere sets its own project rules.
  • Condos are among the property types the DSCR financing referred through this site covers, and they are reviewed property by property.

Exception: Because "non-warrantable" is not defined in the Selling Guide, ask the lender which specific project condition is the issue.

According to Selling Guide B4-2.1-03, Fannie Mae, as of October 2026.

A non-warrantable building narrows your options, it doesn't end them. Some DSCR programs may lend where a conventional loan can't, on their own terms, and the only way to know which ones is to have someone shop the deal with the project details in hand.

Can I use a DSCR loan on a condo I rent short term?

Check the building first: B4-2.1-03 makes ineligible projects that are primarily transient, provide hotel-type services, or are marketed as a hotel, motel, resort or investment opportunity, along with projects that have mandatory rental pooling agreements.

  • B4-2.1-03 lists projects with mandatory rental pooling agreements as ineligible.
  • B4-2.1-03 lists projects marketed as a hotel, motel, resort or investment opportunity as ineligible.
  • If the association's rules restrict leases under a minimum term, then a short-term rental plan may conflict with the building's own documents, regardless of the loan.

Exception: A short-term rental condo in an otherwise eligible building is a different question from a condo-hotel. Ask the lender how it treats each.

According to Selling Guide B4-2.1-03, Fannie Mae, as of October 2026.

Read the declaration and the rules before you run the nightly-rate math. A beach condo with a front desk and a rental program can look like a turnkey investment, and that same front desk can be the feature that puts the building outside a lender's guidelines.

Coastal buildings raise a second question, whether flood insurance is required on a DSCR loan.

What should I ask before buying a condo as a rental?

Ask for the association's budget, reserves, litigation status, investor concentration, commercial space share and leasing rules before you make an offer, because those are the project conditions B4-2.1-03 tests.

  1. Is the association a party to any pending litigation, and what is it about?
  2. Are there unfunded repairs or planned special assessments, and how large are they per unit?
  3. What share of units does any single owner or entity hold?
  4. How much of the building is commercial or nonresidential space?
  5. Do the rules set a minimum lease term or require participation in a rental program?

Exception: The association answers these questions, not the seller. Allow time for the documents before your inspection deadline.

According to Selling Guide B4-2.1-03, Fannie Mae, as of October 2026.

Get the answers in writing and hand them to your financing professional with the unit address. Five questions asked before the offer can save a canceled contract, an appraisal fee and a month of your time.

Underwrite the building before you fall for the unit

Pull the association documents early, answer the five questions, and then shop the loan with the building's details in hand. The right condo in the right building finances easily; the right condo in the wrong building is a different conversation.
